2. VANDALISM ABATEMENT
Vandalism comes in episodes and is hard to prevent without family reinforcement
and HOA education and information exchange. The police will give us advice and
come to our rescue, but our focus should be on deterrence in the first place.
The BOT recently authorized modest security enhancements at rec center 3 to
provide the HOA and residents living nearby with greater protection against
vandalism. Vandalism is one step short of a gang presence and of crimes against
residents and their property. The costs of vandalism are in our assessments.
3. CIVILITY & MUTUAL RESPECT
We live very close to one another in Little Rocky Run and we all can pitch
in to make the community better. Slow down when driving on subdivision streets
(25 mph posted speed limit) and give your neighbor an extra five seconds to back
out of his/her driveway. Also, when renting HOA facilities, take extra care of
those facilities because in a way they are your facilities and you are paying
for their repair if they are damaged while you are in control of them. The BOT
is reviewing current rules to see how the HOA can provide incentives to better
user care of HOA property. Also, the lifeguards at pools are there to protect
all pool users, but their role is not appreciated by some who increasingly show
disrespect (and almost assault) pool company employees. The HOA and staff has
incentives (loss of pool privileges) to discourage such bad behavior.
4. ASSESSMENT LEVELS
The HOA’s goal is to maintain reasonable assessments consistent with the
level of maintenance, capital improvements, and rainy day fund requirements the
community desires. There is no desire to charge any more than that and it would
be short-sighted to undermaintain HOA facilities because that would put us in a
catch-up mode.
5. DELINQUENCIES
There have always been some residents who have not paid assessments on time. The current subprime mortgage problem has increased the number of late payers, but so far not to the extent that the HOA has experienced cash flow problems. This is an issue to follow because a significant spike in late payments would affect the HOA’s ability to pay its bills on time. To minimize late payments, the HOA offers diverse ways for residents to pay their assessment bills in a timely fashion (quarterly notices, charge and debit arrangements).
6. TECHNOLOGY IMPROVEMENTS
Ever complain about too much paper? One HOA goal is to implement a
"Paperless Office" where the HOA can meet its requirements to supply information
by electronic means or by part paper/part electronic means. Information on
residential lots, on-line reservation of HOA rentals, staff calendars, seller
disclosure packet potentially could be dealt with using less paper. Is there a
potential LRR volunteer who can provide insights into implementing this
objective?
