Snow removal
responsibilities in Little Rocky Run are shared by the Association (Little Rocky
Run), VDOT (Virginia Department of Transportation), and Homeowners (You!).

Town house courts
- drive lane only. No parking spaces will be plowed on town house courts.

Little Rocky Run is not permitted by the state of Virginia to operate plows on
VDOT maintained roadways. VDOT has the right to impose a fine on the
Association for plowing on these streets or roadways as an unauthorized
contractor.
The following streets in Little Rocky Run are maintained by VDOT. The
streets are listed here in alphabetical order. ** indicates a street
located in a townhouse area of the neighborhood.

Single Family Homes
Mailboxes - clear a path for the
postman
Sidewalks - Residents are asked to
clear snow and ice from sidewalks adjacent to their private property as soon
as possible to ensure the safety of pedestrians. Neither
VDOT, Fairfax County or LRRHOA clears snow and ice from sidewalks or trails.
Townhomes
Parking spaces - the Association will not clear individual parking spaces
Sidewalks - clear a walking path along sidewalks abutting your private
property

Asphalt Trails
Little Rocky Run has many miles of asphalt trails throughout the community.
Unfortunately, the cost to remove snow from these trails is prohibitive,
therefore, the Association will not remove snow from asphalt trails.
Please read the resolution below passed by the Board of Trustees regarding the
use of the Association's asphalt trails:
RESOLUTION
WHEREAS,
the Little Rocky Run Homeowners Association (“LRRHOA”) owns and maintains
numerous walking trails on common property for recreational use; and,
WHEREAS,
LRRHOA performs maintenance and repair of these trails but does not remove snow
or ice from the trails or provide any form of security with respect to the
common property, including with respect to the walking trails; and,
WHEREAS,
the trails are intended, consequently,
for seasonal use only and may become hazardous if used out of season or for
other purposes.
BE IT THEREFORE RESOLVED,
That the Little Rock Run walking trails shall be used for recreational
purposes only and, except as otherwise expressly authorized by the Board of
Trustees, the trails are not approved for any other use; and
Trail users shall be informed from time
to time through the LRRHOA’s official means of communication of the trails
limited, approved use.

Mailboxes
A Message from the U.S. Postal Service

Single Family Homeowners are reminded to clear the full
approach and exit to private mailboxes. Due to the safety factor, mail carriers ARE
NOT PERMITTED to back up or exit their vehicles at the mailbox. If the mailbox area is
not properly cleared, mail can not be delivered safely. Your cooperation is sincerely
appreciated.
Sidewalks
Single Family Homes
Please clear snow and ice from VDOT sidewalk abutting your property. Fairfax
County does not yet require homeowners to clear snow and ice from the sidewalk,
however, it is encouraged. Neither VDOT nor the Association will not clear ice
and snow from public sidewalks.
Townhomes
Please clear snow and ice from the sidewalk abutting your property. These
sidewalks (mostly) are maintained by the Association - some are maintained by
VDOT, however the cost to remove snow and ice from sidewalks throughout the
townhouse areas is cost prohibitive. It is not yet required of Fairfax
County homeowners to remove ice and snow from the sidewalks abutting private
property, however, it is encouraged. Neither VDOT nor the Association will
clear ice and snow from sidewalks.
Pipestems
What is a Pipestem?
The single-family neighborhoods of Little Rocky Run
have numerous private driveways which are called pipestems.
Pipestems are not found in all neighborhoods and some
residents who live near a pipestem may not be aware of what a private driveway or a
pipestem really is and what guidelines govern them. These driveways are private property
and are collectively owned by the homeowners who share these driveways. The residents
themselves are responsible for the upkeep of the pipestem including paving and snow
removal, just as other homeowners are responsible for their individual driveways. The
pipestems are not to be parked on either by the pipestem owners or any other residents in
the neighborhood except for delivery and/or emergency vehicles.
Pipestems are to be used exclusively for the purpose of
ingress and egress to the affected homeowners properties. All of the residents who live on
pipestems ask that other residents respect their private property and refrain from parking
and using the pipestem as a public roadway and walkway.
How To
Get Snowplowing Service for the Pipestem
Homes located on common driveways called
"pipestems" may sign up for a special snowplowing contract with Multiflora
Professional Horticultural Services. The charge is $50.00 per home which
covers four (4)
snow plowings at $12.50 each plowing.
Every home on the common driveway must sign up for the
service and it must be renewed each year. The HOA is not responsible for the common
driveway snowplowing agreement. This contract is strictly between the homeowner and
Multiflora. Homeowners who reside on common driveway who wish to sign up for this
service should do the following:
nFirst you must obtain copies of the Common Driveway Snowplowing Agreement
(A copy of the agreement has been included in the November and December
issues of the "News on the Run" OR you may:
nDistribute agreements to each home on
the Pipestem
nCollect the signed agreement and a $80 check from
each home. Checks should be made out to: Multiflora Horticultural Services
nMail the agreements
and checks to; Multiflora
Professional Horticultural Services, P.O. Box 1759, Middleburg, VA 20118
Plowing services include breaking a navigable pathway
down each common driveway, but does not include plowing each individual driveway. Should more than four (4) plowings be
required, homeowners on pipestems that have signed up for snow removal service
will be billed directly from Multiflora.
Multiflora will notify the HOA Office of the Pipestems that
have signed up for plowing service.
